It depends on the roof deck, insulation, drainage, rooftop equipment, and how long you plan to own the building. We’ll show you the options side by side with photos of your roof.
- TPO: reflective white membrane, heat-welded seams. A common pick for energy-conscious retail and office buildings.
- EPDM: flexible rubber membrane that tolerates temperature swings. Good for simple roofs with few penetrations.
- Modified bitumen: multi-ply and tough under foot traffic around rooftop units.
- Coatings: restore a roof that’s still dry underneath, often for a fraction of replacement cost.
