Roof replacement in Colorado Springs

A Colorado Springs roofing company that shows up after the storm, and after the sale.

Springs roofs take a beating: high-altitude UV, big temperature swings, wind off the Front Range, and some of the most active hail in the state. Whether you need a full roof replacement, a repair, or just want to know if that last storm did damage, we start with a free inspection and a straight answer.

Permits: roof replacements in Colorado Springs and unincorporated El Paso County go through the Pikes Peak Regional Building Department. We pull the permit and handle the inspections.

Colorado Springs local guide

What should Colorado Springs homeowners know about their roofs?

How Colorado Springs grew, where it’s growing next, and what that means for the roof over your head and for solar.

How did Colorado Springs get started?

Colorado Springs was founded in 1871 by General William Jackson Palmer’s Colorado Springs Company, which laid out the “Fountain Colony” downstream of Colorado City, the Pikes Peak Gold Rush town organized in 1859 that briefly served as the territorial capital (1861–62). So many English settlers arrived in the 1870s that locals called it “Little London.” The town incorporated in 1886.

The military era began in 1941 with Camp Carson (now Fort Carson), followed by Peterson Field in 1942 and the Air Force Academy on land the city donated after World War II. Today the city is home to Peterson and Schriever Space Force Bases and Cheyenne Mountain Space Force Station. It is the largest city in Colorado by land area, at about 196 square miles, with 478,961 residents in 2020.

Which Colorado Springs neighborhoods do you serve?

The city has well over 100 named neighborhoods. Roofs age very differently across them: Victorian-era homes in the Old North End (the historic district north of Colorado College), mid-century streets around Knob Hill and Ivywild, the master-planned Briargate area (nearly 10,000 acres, with Cordera, Pine Creek and Kettle Creek), and newer east-side builds along Powers, Stetson Hills, and Banning Lewis Ranch.

What’s being built in Colorado Springs?

The biggest growth story is on the east side. Banning Lewis Ranch, 24,000 acres annexed in 1988, saw little building until 2018. In September 2026, City Council approved rezoning for about 1,170 acres in Villages B2 and C, north and south of Dublin Boulevard. Developer Oakwood Homes says that could mean roughly 5,000 more homes over about 15 years, with work on parks possibly starting next summer. Those phases would largely fill in the city out to Falcon.

What does that mean for your roof?

Colorado Springs is one of the most active lightning areas in the country (it’s why Nikola Tesla built his lab on Knob Hill in 1899), and NOAA’s hail record around the city is long. Hail damage looks different on a 1990s three-tab roof in Briargate than on a five-year-old architectural shingle in Banning Lewis Ranch, so we inspect for the roof you actually have.

Wildfire is part of the picture on the west side. The 2012 Waldo Canyon Fire destroyed 347 homes, mostly in Mountain Shadows, and the 2013 Black Forest Fire just northeast of the city destroyed even more. If you’re near the foothills, ask us about Class A fire-rated assemblies along with impact-resistant shingles.

Thinking about solar in Colorado Springs? The 30% federal residential solar tax credit (Section 25D) ended for systems installed after December 31, 2025, so a 2026 install has to pencil out on its own savings. That makes the roof underneath matter more, not less. If you’re a Colorado Springs Utilities customer, check the timing: CSU approved net-metering changes in 2026. Agreements dated before April 1, 2027 stay on today’s rules until April 1, 2032, the system-size cap rose from 120% to 200% of usage, and the new rate options price weekday 5–9 p.m. power higher, which makes a battery worth a look. Panels are typically expected to stay up for decades, and pulling them off to re-roof later costs real money. If your shingles are older or hail-worn, the cheapest time to replace them is before the panels go on. Homey Roofing does solar, so we can roof and install in one project, with one crew responsible for every hole in the roof.

A real Homey claim

$2,281 → $58,171

A Colorado Springs homeowner’s insurer first offered $2,281.80. Homey’s full inspection documented the roof, gutters, downspouts, exterior paint, and fence damage, and the claim was approved for $58,171.79 in repairs.

“During the inspection, they discovered hail and wind damage. Although my insurance company initially denied the claim, Allie and her team were relentless. They advocated on my behalf and successfully got the roof approved, but they didn’t stop there. Thanks to their thorough process, I also received approval for full exterior paint and gutter replacement.” Magda P. · Google review, quoted word for word

Real inspection photos

From a recent Colorado Springs inspection.

We were asked to look at this concrete tile roof. We didn’t install it, and we haven’t worked on it. Here’s what we found and photographed, with the spots circled in gold.

Drone overview of the roof1–4 Lighter replacement tiles scattered across several slopes, a sign of spot repairs over the years.

Why patched, mismatched tile matters

Water finds the seams

Tile roofs shed water through overlapping laps. Every swapped tile and patched flashing is a spot where those laps were disturbed, and that’s where leaks tend to start.

Old tile gets brittle

Aged tile can crack when it’s walked on. Each repair visit can break neighboring tiles, so one fix can turn into the next.

Matching gets harder

Tile colors fade and product lines change. Replacement tiles often won’t match, which is why patches stand out like they do here.

How insurers and buyers see it

A patchwork roof can draw questions from home inspectors and buyers, and from insurers when you file a claim or renew. Clear photos help either way.

Repair or replace?
Spot repairs make sense when the rest of the roof is sound. When repairs keep adding up, the tile is getting brittle, and patches no longer match, a replacement can cost less over time and give you one consistent roof with a warranty. We’ll show you the photos and tell you honestly which way we’d go. If a repair is the right call, we’ll say so.

Local reroof code

What does Colorado Springs require on a new roof?

From Pikes Peak Regional Building Department (PPRBD). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.

  • A reroof needs a permit; repairs under 100 sq ft don't. If you hire a contractor, the contractor must pull it.
  • Single-family asphalt reroof permit: $135.
  • Above 7,000 ft elevation, ice barrier is required, from the eave to at least 24" inside the exterior wall line. Your elevation is on the permit receipt.
  • Asphalt reroofs need one final inspection; tile roofs need a mid-roof and a final.
In plain English
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

HOA rules in Colorado Springs

Many Springs subdivisions have HOA design review; older central neighborhoods often don’t. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

How much does a new roof cost in Colorado Springs?

It depends on size, pitch, and the shingle you pick. For a real number, use our instant quote tool: it measures your roof from satellite imagery and shows good, better, and best options. If hail damaged the roof, insurance may cover most of it minus your deductible.

Do I need a permit to replace my roof in Colorado Springs?

Yes. Re-roofs in Colorado Springs and unincorporated El Paso County are permitted and inspected through the Pikes Peak Regional Building Department (PPRBD). We pull the permit and schedule the inspections.

How often does Colorado Springs get hail?

NOAA’s Storm Events Database lists 387 hail reports within 10 miles of downtown Colorado Springs from April 2016 through June 2026, on 68 separate days. The biggest was 4-inch hail on Aug 6, 2018. Many storms are never reported, so the real number is higher.

Do you actually work in Colorado Springs, or just Denver?

Yes. Colorado Springs is one of our main service areas, from Stetson Hills and Briargate to Security-Widefield, and we handle the Pikes Peak Regional Building Department permit.

Will insurance pay for my roof replacement?

If hail or wind damaged it, your homeowner’s policy may cover it, minus your deductible. We inspect for free and tell you honestly whether it’s worth filing.

Can you pay my deductible?

No. Colorado law (C.R.S. 6-22-105) bars roofers from paying, waiving, or rebating your deductible. Anyone who offers is putting your claim at risk.

Which Colorado Springs neighborhoods do you work in?

All of them, from the Old North End and Broadmoor to Briargate, Stetson Hills, the Powers corridor and Banning Lewis Ranch. Most of our Springs jobs are on the north and east sides.

Should I replace my roof before adding solar in Colorado Springs?

If the roof has less life left than the panels, usually yes. Removing and reinstalling panels later adds cost. Homey Roofing does solar, so we can do both in one project. CSU customers should also note that net-metering agreements dated before April 1, 2027 keep today’s rules until 2032.

I can’t see any damage from the ground. Should I still get my roof checked after hail?

Yes. Hail damage often only shows up close: bruised or cracked shingles, lost granules, and dents on vents, gutters and window screens. We get on the roof, take photos, and show you exactly what we found. If there’s nothing there, we’ll tell you.

A salesperson knocked and says I have hail damage, but didn’t show me proof. Should I sign?

Don’t sign anything until you’ve seen photos of the damage on your own roof. Any honest roofer will show you. We photograph every spot we find and walk you through it before you decide anything.

How do I tell a local roofer from a storm chaser?

Check for a Colorado office and a local phone number, look up their reviews, and ask the city or county building department whether they’re licensed to pull roofing permits there. Our office is in Lone Tree, and we’re licensed from Fort Collins to Colorado Springs.

Will someone be there when the insurance adjuster comes out?

Yes. We meet your adjuster on site, point out the damage we documented, and make sure nothing gets missed. You’re welcome to be there too.

Besides roofing, do you do gutters, siding, windows and paint in Colorado Springs?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Colorado Springs, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Colorado Springs cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Colorado Springs home was built in the 1980s. What should I have checked?

On a 1980s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
