Denver local guide
What should Denver homeowners know about their roofs?
How Denver grew, where it’s growing next, and what that means for the roof over your head and for solar.
How did Denver get started?
Denver was founded in November 1858, during the Pikes Peak Gold Rush, when land speculators William Larimer and Jonathan Cox staked a claim above the confluence of Cherry Creek and the South Platte River. Larimer named it Denver City after Kansas Territorial Governor James W. Denver.
Much of today’s housing reflects the city’s growth waves: brick Victorians and bungalows close to downtown, post-war ranches farther out, and big redevelopments on old airfields. The former Stapleton International Airport became the Central Park neighborhood (renamed in 2020), and Lowry grew on the former Lowry Air Force Base.
Which Denver neighborhoods do you serve?
Denver’s housing runs from 1880s brick in Capitol Hill and Baker to post-war ranches in Harvey Park and Hampden and 21st-century builds in Central Park and Green Valley Ranch. Each era has its own roof problems: old board decking and multiple layers in the core, low-slope additions on bungalows, and builder-grade shingles reaching end of life on 2000s-era homes.
What’s being built in Denver?
Redevelopment is concentrated near downtown. Kroenke Sports & Entertainment announced a $135 million Ball Arena renovation in September 2026, with construction planned for summer 2027, as part of a 55-acre district plan that includes housing. The separate River Mile plan around Elitch Gardens had not started its first phase as of April 2026.
What does that mean for your roof?
Denver sits in the heart of the Front Range hail belt, and NOAA has hundreds of reports within 10 miles of downtown since 2016. On older homes, a hail claim often turns up a second layer of shingles or brittle decking, so we document that before tear-off and make sure the adjuster sees it.
Many Denver bungalows and Victorians have a low-slope rear addition or porch roof. Those need a membrane, not shingles, and they’re where we see a lot of leaks. We install TPO, EPDM, and modified bitumen on low-slope sections.

A real Homey claim

“During the inspection, they discovered hail and wind damage. Although my insurance company initially denied the claim, Allie and her team were relentless. They advocated on my behalf and successfully got the roof approved, but they didn’t stop there. Thanks to their thorough process, I also received approval for full exterior paint and gutter replacement.” Magda P. · Google review, quoted word for word

How do I know if hail damaged my Denver roof?
Check gutters, downspouts, vents, and screens for dents, and look for granules at downspout exits. Shingle damage is rarely visible from the ground, so we inspect on the roof and photograph every hit.
Do I need a permit to replace a roof in Denver?
Yes. Roof replacements in the City and County of Denver require a permit from Denver Community Planning and Development. We pull it and schedule inspections.
What if my claim was denied?
We document what was missed, document what was missed and explain your options, including appraisal. See denied and low claims.
Can you pay my deductible?
No. Colorado law (C.R.S. 6-22-105) bars roofers from paying, waiving, or rebating your deductible.
Do older Denver homes need anything special on a re-roof?
Often. Homes in neighborhoods like Capitol Hill, Baker or Highland can have multiple shingle layers or old plank decking. We check for both on the inspection so there are no surprises after tear-off, and we document them for your insurer when hail is involved.
Can you replace a flat porch or addition roof in Denver?
Yes. Low-slope sections get a membrane such as TPO, EPDM or modified bitumen, installed with the rest of the roof.
