Why 1 inch matters: hail about the size of a quarter and up can crack or bruise asphalt shingles even when nothing looks wrong from the driveway. If your home was in the path of one of these storms and nobody has been on the roof, it’s worth a free look. Compare other cities →

Parker local guide

What should Parker homeowners know about their roofs?

How Parker grew, where it’s growing next, and what that means for the roof over your head and for solar.

How did Parker get started?

Parker grew from a stagecoach stop. In 1864 Alfred Butters opened the Pine Grove Way Station on the trails south of Denver. The building was later moved to today’s Main Street and expanded as the Twenty Mile House, named for its distance to Denver. Civil War veteran James S. Parker bought it in 1870, and the town took his name.

Nearby Franktown Cave shows people lived in the area as early as about 6400 BC. Modern Parker is a commuter town at the southeast corner of the metro, with 58,512 residents in 2020, the second-largest town in Douglas County.

Which Parker neighborhoods do you serve?

Parker mixes historic Mainstreet, 1980s–2000s subdivisions and new building. Some “Parker” addresses, like The Pinery and Stonegate, are actually in unincorporated Douglas County.

What’s being built in Parker?

Downtown is changing fast. Confluence’s My Mainstreet and East Main projects are expanding Mainstreet; East Main is planned for 309 apartments plus commercial space, targeting late summer 2027. The Lincoln Avenue/Jordan Road widening was targeted for fall 2026, and Compark470, a 133,000-square-foot industrial building in Compark Village, is due in early 2027.

What does that mean for your roof?

Parker sits on the north side of the Palmer Divide, where summer storms build fast. Many homes here are from the 1980s–2000s, so there are a lot of original or second-generation roofs that are past their prime.

Whether you’re in Town limits or unincorporated Douglas County changes who issues the permit and which rules apply. We check before we file.

Thinking about solar in Parker? The 30% federal residential solar tax credit (Section 25D) ended for systems installed after December 31, 2025, so a 2026 install has to pencil out on its own savings. That makes the roof underneath matter more, not less. Parker homes with south- or west-facing planes are good solar candidates. Pair the panels with a roof that will outlast them. Panels are typically expected to stay up for decades, and pulling them off to re-roof later costs real money. If your shingles are older or hail-worn, the cheapest time to replace them is before the panels go on. Homey Roofing does solar, so we can roof and install in one project, with one crew responsible for every hole in the roof.

Permits

What the Town of Parker requires on a re-roof.

Parker has its own Building Division. Here’s what applies to a re-roof inside Town limits, and how we handle it.

  • A permit is required for anything beyond minor repairs or less than one square (100 sq ft). The roofer has to be licensed with the Town, with proof of competency on file.
  • Partial replacements must cover the entire roof plane, including all components. A patch on half a slope won’t pass.
  • Asphalt shingle roofs get a final inspection. Tile, slate, stone-coated steel, solar shingles, and flat roofs also need a mid-roof inspection at 25–50% complete.
  • Inspections are booked through eTRAKiT for the next business day, and the Town caps the number of roof inspections per day. After a big storm, slots fill fast, so we book early.
  • Current codes: 2024 IRC for homes, plus Colorado’s 2025 Wildfire Resiliency Code, which can affect materials depending on your lot.

HOAs

Parker address, County rules?

Not every Parker mailing address is inside Town limits. Neighborhoods like The Pinery sit in unincorporated Douglas County, so the County, not the Town, issues the permit and inspects the roof. We check which one applies before we file. Many Parker neighborhoods also have HOAs that approve roof material and color, so send us your guidelines and we’ll match an approved product.

“Allie was familiar with my neighborhood, after replacing many roofs for my neighbors, and knew exactly the type of roof my HOA requires. Allie also brought a sample of the roofing for my meeting with her.”

Thinking about impact-resistant shingles? Class 4 shingles hold up better to hail, and some Colorado insurers offer a discount for them. Ask your agent, and we’ll price both options.

Local reroof code

What does Parker require on a new roof?

From Town of Parker Building Division (handout rev. 7/1/2026; 2024 IRC + 2025 Colorado Wildfire Resiliency Code). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.

  • Partial replacements must include the entire roof plane and all components.
  • Asphalt shingles: 6 nails per shingle, ASTM D7158 (D, G, H) or D3161 (A, D, F), 90 mph minimum.
  • Drip edge at all eaves and rakes (4" x 2" minimum at eaves).
  • Ice and water barrier: not required.
  • No asphalt overlays; final inspection required, and mid-roof inspections may be required.
In plain English
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

HOA rules in Parker

Neighborhoods like The Pinery and Stonegate sit in unincorporated Douglas County and have their own architectural rules. Do I need a permit to replace my roof in Parker?

Yes, unless it’s a minor repair under one square (100 sq ft). Inside Town limits the Town of Parker issues it; in unincorporated areas like The Pinery, Douglas County does. We figure out which applies and pull it.

Can my insurer replace just part of my roof?

In the Town of Parker, partial replacements must cover the entire roof plane and all its components. If a repair can’t match, we document that for your adjuster.

How often does Parker get hail?

NOAA lists 138 hail reports within 10 miles of Parker from April 2016 through June 2026, on 44 separate days. The biggest in that radius was 2.75-inch hail logged about 2 miles SSW of Arapahoe Park (roughly 7 miles from downtown Parker) on June 19, 2018. The latest 1-inch-plus report was 1.5-inch hail near The Pinery, about 4 miles from downtown, on June 8, 2026.

Have you worked in my neighborhood?

We’ve finished eight Parker roofs, on Greenstone Circle, Mount Bross Way, Canterbury Lane, Blackmoor Street, Red Bud Street, Rodeo Circle, and North 2nd Street.

Will insurance cover my Parker roof?

If hail or wind damaged it, your homeowner’s policy may cover it, minus your deductible. Coverage depends on your policy. We inspect for free and tell you honestly whether it’s worth filing.

How do I get an inspection on the calendar?

Book online, call, or text (720) 948-5726. We’re about 15 minutes away in Lone Tree.

Is The Pinery part of the Town of Parker?

No. The Pinery and Stonegate are unincorporated Douglas County, so the County, not the Town, permits and inspects the roof.

What’s being built in downtown Parker?

Confluence’s Mainstreet projects, including East Main with 309 apartments and commercial space, are targeting late summer 2027.

Besides roofing, do you do gutters, siding, windows and paint in Parker?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Parker, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Parker cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Parker home was built in the 2000s. What should I have checked?

On a 2000s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
