What’s being built in Elizabeth?

Legacy Village, a planned unit development the Town approved in 2018 at Highway 86 and Hinds Street, had its last home permit issued in August 2024, so those roofs are still young. Many homes with an Elizabeth mailing address are outside Town limits, in unincorporated Elbert County. (Town of Elizabeth Board packet, Aug 27, 2024)

HOA rules in Elizabeth

Newer subdivisions like Legacy Village are governed by a PUD guide and usually covenants; send us your HOA rules and we’ll match an approved shingle and color before anything is ordered. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

Elizabeth re-roof permit, in plain English

  • Inside Town limits, re-roofs use the Town’s separate Building Permit Application – Reroof, and a copy of the contract signed by the owner has to be submitted with it.
  • Town design criteria: 30 psf ground snow load and a 90 design wind speed; the Town says ice-barrier underlayment is not required.
  • A final inspection is required with a ladder on site; a mid-roof inspection is also required when the main roof pitch is under 4:12.
  • Addresses outside Town limits get their permit from Elbert County instead, and the Town asks you to confirm which side of the line you’re on before applying.
  • Starting work without a permit doubles the permit fee.

“Working with Jeff and Allie was a very pleasurable experience. Their bid came back very quickly and was extremely competitive. They also were able to complete the job quickly as I needed to get it done and close on the selling of the home.”

How long do I have to file a hail claim? →

How often does Elizabeth get hail?

NOAA’s Storm Events Database lists 64 hail reports within 10 miles of Elizabeth from April 2016 through June 2026, on 38 separate days. 53 of those reports were 1 inch or larger. Many storms are never reported, so the real number is higher.

Did hail hit Elizabeth in 2026?

NOAA’s Storm Prediction Center logged 4 reports of 1″+ hail within 10 miles of Elizabeth between April and October 2026. The biggest was 1″ on Jun 23, 2026 (3 SSE Kiowa). A report nearby doesn’t prove your roof was hit; an inspection does.

How long do I have to report hail damage in Colorado?

It depends on your policy. Many Colorado homeowners policies say hail or wind damage must be reported within 365 days (one year) of the storm, but your policy may say something different. Read the conditions section of your own policy or ask your agent. Report as soon as you know about damage, and don’t wait for a leak.

Do I need a permit to replace my roof in Elizabeth?

Permits for Elizabeth homes go through Town of Elizabeth, or the county if your address is outside city limits. We confirm which office covers your home and pull any required permit.

Can a roofer pay or waive my deductible?

No. Colorado law (C.R.S. 6-22-105) bars roofing contractors from paying, waiving or rebating your insurance deductible, or promising to.

How fast can you come out?

Usually within a day or two. Book online, call, or text (720) 948-5726.

Besides roofing, do you do gutters, siding, windows and paint in Elizabeth?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Elizabeth, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Elizabeth cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Elizabeth home was built in the 1990s. What should I have checked?

On a 1990s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
