How Lone Tree grew, where it’s growing next, and what that means for the roof over your head and for solar.
The oldest landmark in Lone Tree is Schweiger Ranch, homesteaded in 1874 by Austrian brothers John, Joseph and Jacob Schweiger. It is now the city’s only designated historic landmark.
The modern city started small. A subdivision opened on Memorial Day weekend 1982 with nine households. By 1991 there were 13 HOAs but no city government, and residents voted 676 to 165 in November 1995 to incorporate. The city set high design standards early; it famously turned down IKEA’s blue-and-yellow store, which went to Centennial instead. Lone Tree had 14,253 residents in 2020.
Lone Tree’s 1980s and 1990s neighborhoods sit west of I-25, and newer RidgeGate neighborhoods are south of Lincoln Avenue.
RidgeGate, a 3,500-acre mixed-use community on both sides of I-25, is the city’s big growth engine. Growth has jumped east of the freeway, where the Lyric neighborhood is planned for about 1,900 homes, and the long-range City Center plan (440 acres around two light-rail stations) envisions about 5,000 homes and 35,000 jobs. The city broke ground on a new justice center off RidgeGate Parkway in 2025.
Lone Tree is our home base. Our office is on Ladera Point, so when a south-metro storm hits, we see it too. Older neighborhoods west of I-25 have many roofs on their second replacement, and Lone Tree’s re-roof rules on partial repairs and mixing shingles matter when an insurer offers to fix just one slope.
Newer RidgeGate homes are mostly on their first roof. Hail is usually the first reason they need work.

HOAs
Many Lone Tree neighborhoods, from Heritage Hills and Carriage Club to RidgeGate, have covenants or design review that cover roof material and color. Send us your guidelines and we’ll help you pick an approved shingle, bring samples, and pull together what your HOA needs to see.
“Allie was familiar with my neighborhood, after replacing many roofs for my neighbors, and knew exactly the type of roof my HOA requires. Allie also brought a sample of the roofing for my meeting with her.”
Lone Tree insurance claims

We help you open the claim and build the photo report, so the damage is on record before the adjuster shows up.
We’re on site for the inspection. If the estimate comes in light or gets denied, we document what was missed and explain your options under your policy, including appraisal.

“When our insurance only wanted to give us a partial roof replacement she helped us with an appeal and was able to get a full roof replacement, paint and gutters!”
“She managed communication with the insurance adjuster and kept me informed about timelines/expectations. She even came back afterwards to look things over with me.”
“She made herself available to be at my home during the insurance company’s adjusters’ inspection. She provided good, easy to understand guidelines for this complicated procedure.”
From a Homey customer
“During the inspection, they discovered hail and wind damage. Although my insurance company initially denied the claim, Allie and her team were relentless. They advocated on my behalf and successfully got the roof approved, but they didn’t stop there. Thanks to their thorough process, I also received approval for full exterior paint and gutter replacement.”

Lone Tree homes & our services
Homey handles roof replacement, roof repair and hail damage in Lone Tree, plus the gutters, siding, windows and exterior paint that storms hit at the same time. One local team, one photo report, one contract.
Census data puts the median Lone Tree home’s build year at 2004: about 59% of homes were built in 2000 or later, 41% in the 1980s–90s, and 1% before 1980 (U.S. Census ACS 2020–2024).
Most Lone Tree homes are newer, so many are on their original builder roof. After repeated hail, that first replacement is often a good time to step up to Class 4 shingles. Our published price for a full tear-off here is $900–$1,000 per square.
The NOAA hail record for Lone Tree is above. We document roof, gutters, screens, siding and paint on one dated CompanyCam report and meet your adjuster. Your insurer decides coverage; we never promise to cover a deductible.
Gutters are soft metal and often dent first in a hailstorm. We set drip edge and gutters together so water can’t run behind them.
Vinyl, fiber cement, engineered wood or older hardboard: hail and Colorado sun are hard on all of them. Matching discontinued profiles and flashing the roof-to-wall joints are where siding jobs go right or wrong.
Torn screens and dented aluminum wraps are common hail damage. They’re small and easy to leave off a claim, so we photograph each one.
Angel, our master painter, uses Sherwin-Williams products, and we paint fascia, soffit and trim right after the roof and gutters so the edges are finished together.

What changes from one Lone Tree street to the next, and what we check before we order a single bundle.
Most Lone Tree neighborhoods have HOAs with roof-color and material rules. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).
We pull the permit and book the inspections. The Lone Tree rules, with sources, are further down this page.

Yes, for anything over one square (100 square feet). The City of Lone Tree issues the permit through its Accela portal and requires a mid-roof and a final inspection. We pull the permit and schedule the inspections.
Yes. Our office is at 10623 Ladera Pt in Lone Tree. When a storm hits the south metro, we’re already here.
NOAA’s Storm Events Database lists 159 hail reports within 10 miles of Lone Tree from April 2016 through June 2026, on 56 separate days. The biggest in that radius was 3-inch hail logged near Englewood, about 9 miles from the city center, on June 19, 2018. The latest 1-inch-plus report was June 24, 2026, in Littleton, about 7.5 miles away. Many storms are never reported, so the real number is higher.
Lone Tree requires partial work to end at a natural break (valley, eave, or ridge) and doesn’t allow mixed materials or shingle ages on one slope unless the manufacturer allows it. If a repair can’t match, we document that for your adjuster.
If hail or wind damaged it, your homeowner’s policy may cover it, minus your deductible. Coverage depends on your policy. We inspect for free and tell you honestly whether it’s worth filing.

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Lone Tree, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.
Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.
On a 2000s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
