Why 1 inch matters: hail about the size of a quarter and up can crack or bruise asphalt shingles even when nothing looks wrong from the driveway. If your home was in the path of one of these storms and nobody has been on the roof, it’s worth a free look. Compare other cities →

Permits

What the City of Littleton requires on a re-roof.

A Littleton mailing address doesn’t always mean City of Littleton rules. Many “Littleton” homes are actually in unincorporated Arapahoe, Jefferson or Douglas County, and each one has its own permit office. We check which one covers your address before we start. Inside city limits, here’s what applies.

  • A permit is required to replace more than 100 square feet of roof. Repairs of 100 sq ft or less don’t need one. Permits are filed online through the City’s eTRAKiT portal, and we file it for you.
  • Only a City-licensed contractor (or the homeowner who lives there) can pull the permit. Every contractor working inside Littleton city limits has to hold a current City of Littleton contractor license. Ask anyone you’re considering for theirs.
  • Full tear-off. The City’s roofing policy calls for removing the old shingles down to the deck instead of laying new shingles over old ones.
  • No mid-roof inspection, but decking gets checked. Littleton dropped residential mid-roof inspections in 2024. If decking is repaired or replaced, a sheathing inspection is still required, then a final inspection closes the permit.
  • The inspector needs a secured ladder and access. We set the ladder and coordinate gate and pet access so the final inspection passes the first time.

HOAs

HOA approval in Littleton neighborhoods.

Plenty of Littleton neighborhoods have covenants or an architectural committee that cares about roof color and material. Send us your HOA’s guidelines and we’ll help you pick an approved shingle, bring samples, and pull together what the committee needs so approval doesn’t hold up your build.

“Allie was familiar with my neighborhood, after replacing many roofs for my neighbors, and knew exactly the type of roof my HOA requires. Allie also brought a sample of the roofing for my meeting with her.”

Local reroof code

What does Littleton require on a new roof?

From City of Littleton Building Division (Policy 24-001, rev. 5/21/2026). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.

  • Full tear-off to the deck. No overlays.
  • Spaced or board decking with any gap over 1/2" must be overlaid or replaced with 3/8" or thicker plywood or OSB, and the city inspects the fastening first.
  • Ice and water barrier (ASTM D1970) at least 2 ft inside the exterior wall line at eaves; 36" in closed valleys.
  • 136 mph design wind: asphalt shingles rated ASTM D7158 Class H.
In plain English
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

What’s being built in Littleton?

The City maps its neighborhoods from Downtown and Sterne Park to Trailmark. Downtown’s Main Street area is a designated historic district, so exterior changes there get review. Aspen Grove is being redeveloped into a mixed-use village. (City of Littleton: neighborhoods map · City of Littleton: historic districts)

HOA rules in Littleton

Some “Littleton” addresses, like Ken-Caryl, are in unincorporated Jefferson County; Ken-Caryl requires a Home Improvement Request before exterior changes. We confirm the permit office and HOA before we file. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

Do I need a permit to replace my roof in Littleton?

Inside City of Littleton limits, yes, for anything over 100 square feet. The City issues it through eTRAKiT, and only a City-licensed contractor or the homeowner who lives there can pull it. We pull it and schedule the inspections.

My address says Littleton. Is that the City of Littleton?

Not always. Many Littleton mailing addresses are in unincorporated Arapahoe, Jefferson or Douglas County, and those homes get their permits from the county instead. We confirm which office covers your home before any work starts.

Can a roofer put new shingles over my old ones in Littleton?

Not inside city limits. Littleton’s roofing policy calls for a full tear-off to the deck. If a bid shows a layover on a shingle roof, ask the contractor how they plan to pass inspection.

How often does Littleton get hail?

NOAA’s Storm Events Database lists 224 hail reports within 10 miles of Littleton from April 2016 through June 2026, on 46 separate days. Many storms are never reported, so the real number is higher.

Will insurance cover my Littleton roof?

If hail or wind damaged it, your homeowner’s policy may cover it, minus your deductible. Coverage depends on your policy. We inspect for free and tell you honestly whether it’s worth filing.

How fast can you come out?

Usually within a day or two. Book online, call, or text (720) 948-5726.

Besides roofing, do you do gutters, siding, windows and paint in Littleton?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Littleton, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Littleton cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Littleton home was built in the 1980s. What should I have checked?

On a 1980s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
