Repair or replace?

Not every hail-hit roof needs replacing.

A roof needs replacing when damage or wear is spread across it, not because a salesperson says so. Localized problems, like a few blown-off shingles, a leaking pipe boot or one bad flashing detail, are repairs. Widespread hail bruising, granule loss, brittle shingles and repeated leaks are replacement territory.

City rules matter too. Front Range cities require a permit above a small repair size, and some require replacing every slope that’s being re-covered, or the whole roof past a set percentage. Those rules are listed, with sources, on each of our city pages.

You get a dated photo report from the free inspection either way. If the honest answer is “repair it” or “there’s nothing here,” that’s what you’ll hear.

Signs you need it

What to look for from the ground.

You don’t need a ladder. If you see any of these, a free inspection will tell you what it means.

Hail bruises and granule loss

Soft spots, dark circles where granules are knocked off, and granules piling in the gutters.

Cracked, curled or missing shingles

Wind and age lift and crack shingles; missing tabs leave the underlayment exposed.

Leaks and attic stains

Water stains on ceilings or attic decking, especially after heavy rain or snowmelt.

Age and repeated storms

Original builder roofs on 1990s and 2000s homes are well into their life, especially after repeated hail.

Failed flashing and pipe boots

Cracked boots and lifted flashing cause many leaks; on an old roof they’re often a sign of more to come.

Sagging or soft decking

A soft feel underfoot or a visible dip means the decking needs attention.

Shingles & published prices

Most roofers won’t publish a number. These are the same per-square prices our instant quote uses.

Colorado hail & insurance

Hail, insurance and your roof

Inspect first, then decide. We inspect, photograph every slope in CompanyCam, and tell you whether the damage is worth filing for. If it is, we meet your adjuster on the roof and share the photo report. If the first estimate misses items, we send supplements with documentation. Your insurer decides coverage.

What you pay on a claim. On an approved claim you usually pay your deductible plus any upgrades you choose. Colorado law bars roofers from paying, waiving or rebating your deductible (C.R.S. 6-22-105). See our deductible guide and how ACV and depreciation work.

Deadlines. Colorado has rules on how long you have to file and finish a hail claim; see Colorado hail claim deadlines. Not sure a storm hit you? Check hail history by city.

Class 4 shingles. Impact-rated shingles resist hail better, and some insurers offer discounts, so ask yours. Fort Collins requires Class 4 shingles on most re-roofs (City of Fort Collins building code). Read about Colorado’s fortified roof law.

We’re roofers, not public adjusters.Colorado law limits what a roofer can do on your claim (C.R.S. 6-22-105). We inspect, document, meet your adjuster as your contractor, and send supplements with evidence. Your insurer decides coverage.

What homeowners complain about

The roofing complaints we hear most.

We read local reviews, Reddit threads and news stories about Front Range contractors. These complaints came up again and again. Here’s how we handle each one.

“They knocked, said they could see damage from the street, and wanted a signature that night.”

How we handle it

We don’t ask you to sign anything at the inspection. You get a dated photo report either way, and if there’s no damage worth a claim, we tell you.

“They promised to cover my deductible, then billed me for it later.”

How we handle it

That promise is illegal in Colorado: roofers can’t pay, waive or rebate a deductible (C.R.S. 6-22-105). Your deductible is yours, and we say so in writing.

“Their lifetime warranty disappeared with the company.”

How we handle it

Every Homey job carries a 2-year workmanship warranty in writing, transferable once if you sell, from a company that’s been local since 2012. Material warranties come from the manufacturer.

“I signed what I thought was an estimate and got stuck with a contract.”

How we handle it

Colorado gives you 72 hours to cancel a roofing contract, plus the right to cancel if your claim is denied (C.R.S. 6-22-104). Those rights are printed in our contract.

“After the first insurance check, nobody called back.”

How we handle it

You deal with one local team from start to finish, based in Lone Tree since 2012. Allie or Jeff texts to confirm every visit.

“Half the damage never made it onto the insurance estimate.”

How we handle it

We photograph every elevation in CompanyCam, and you get a copy of every photo we send your insurer. Your insurer decides coverage; we make sure they see the documented damage.

Codes, permits & HOAs

Local rules we check before we order.

Rules change by city and by neighborhood. These come up most on roof replacement jobs.

  • Front Range cities require a re-roof permit above a small repair size. City-by-city rules, with sources, are on our city pages.
  • Pikes Peak Regional Building Department (Colorado Springs, Fountain, Monument, Woodland Park) requires a permit for work over 100 sq ft, drip edge at eaves and rakes, and an ice barrier on properties above 7,000 ft elevation. Materials can’t be stocked on site before the permit is issued.
  • Fort Collins requires Class 4 impact-resistant shingles when 50% or more of the roof is replaced (City of Fort Collins building code).
  • HOAs can set reasonable color and style rules but can’t require wood shakes or ban fire-hardened roofing (C.R.S. 38-33.3-106.5). See our HOA approval guide.

Roof replacement FAQ

What homeowners ask us.

Text a photo to (720) 948-5726 and we’ll tell you what we see.

How do I know if my roof needs repair or replacement?

Localized damage, like a few shingles, a pipe boot or one flashing detail, is usually a repair. Widespread hail bruising, granule loss, brittle or curling shingles, repeated leaks and soft decking point to replacement. City repair limits also matter. Our free inspection comes with photos so you can see for yourself.

How much does a roof replacement cost in Colorado?

Our published prices for a full tear-off with Owens Corning shingles are $900, $950 and $1,000 per square (Oakridge, Duration, Duration STORM) in the Denver metro, and $825, $875 and $925 in the Colorado Springs area. A square is 100 sq ft. Extra layers, decking, steep roofs and gutters are priced at the inspection, and your written quote is the number that counts.

Does a roof with hail damage need to be replaced?

Not always. It depends on how widespread the damage is, the shingle type and age, and your city’s repair limits. We’ll tell you if a repair is enough, or if there’s no claim worth filing.

How long does a roof replacement take?

Most single-family roofs are torn off and installed in one to two days once the permit is issued and materials arrive. Weather, size and inspections can add time.

Are Class 4 impact-resistant shingles worth it in Colorado?

They resist hail better than standard shingles, and some insurers offer discounts, so ask yours. Fort Collins requires them on most re-roofs. On a claim, the upgrade cost is the price difference, which we show you in writing.

Do I need a permit to replace my roof?

Yes, in every Front Range city we work in, above a small repair size. We pull the permit and schedule the inspections.

What warranty do you offer?

A 2-year workmanship warranty in writing, transferable once if you sell. Shingle warranties come from Owens Corning.

Do you offer financing?

Yes, through Slice, if approved, so you can pay over time.
