Roof words, decoded

What do roofers and adjusters mean when they say…?

Test square

A 10-by-10-foot area an adjuster marks on each slope to count hail hits.

In plain EnglishHow many hits land in that box often decides whether a slope gets replaced.

Soft metals

Gutters, downspouts, vents and flashing that dent easily in hail.

In plain EnglishDents on soft metals are proof of hail size, even when shingle damage is hard to see from the ground.

Re-roof permit

Denver requires permits for most roof replacements, pulled by the contractor and inspected by the city.

In plain EnglishWe pull the permit and schedule the inspection. You don't deal with the city.

Ice and water shield

A sticky waterproof membrane installed at eaves, valleys and penetrations under the shingles.

In plain EnglishIt's the backup layer where melting snow and wind-driven rain try to get in.

Drip edge

The metal strip along roof edges that sends water into the gutter.

In plain EnglishSmall part, big job: it keeps water off your fascia and decking.

Insurance in Denver

Which insurance terms trip up Denver homeowners?

Percentage hail deductible

A deductible set as a percent of dwelling coverage, often 1%, 2% or 5%, per the Colorado DOI.

In plain EnglishOn a $600,000 home, 2% is $12,000 you pay first. Do the math.

Source: Colorado DOI advisory

Roof payment schedule

Some policies pay roofs by age instead of full replacement cost.

In plain EnglishOlder roof, smaller check. Allstate schedule calculator.

Cosmetic exclusion

An endorsement that excludes hail damage that only affects appearance.

In plain EnglishDented metal may pay nothing. Farmers / Foremost · State Farm.

The deductible is yours

Since SB 12-038 (2012), Colorado law says a roofer working on an insurance claim can't advertise or promise to pay, waive or rebate any part of your deductible. If one does, your insurer doesn't have to consider that roofer's estimate.

In plain EnglishNo roofer can legally "cover" or "eat" your deductible. If someone offers, walk away. It can sink your claim.

What does Denver require on a new roof?

From Denver Community Planning & Development (roofing checklist, updated 4/11/2024). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.

  • A permit is required when repairs exceed 10% of the roof or 2 squares, whichever is smaller.
  • Tear off to the deck where two or more layers exist.
  • No continuous opening between deck boards over 1/2".
  • Drip edge at eaves and rakes.
  • Open metal valleys at least 24" wide.
  • A cricket or saddle behind vertical projections wider than 30".
  • Ice barrier is not required by Denver's design table.
In plain English
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

Denver homes & our services

Denver roofing, gutters, siding, windows and paint.

Homey handles roof replacement, roof repair and hail damage in Denver, plus the gutters, siding, windows and exterior paint that storms hit at the same time. One local team, one photo report, one contract.

Census data puts the median Denver home’s build year at 1975: about 31% of homes were built in 2000 or later, 14% in the 1980s–90s, and 55% before 1980 (U.S. Census ACS 2020–2024).

Denver has historic districts with design review for visible exterior changes, so we confirm before choosing siding, windows or paint colors on older homes.

What’s being built in Denver?

Most new single-family building is in far northeast Denver, covered by the City’s Far Northeast Area Plan (Montbello, Green Valley Ranch and the DIA area). Older neighborhoods closer in have many original-deck roofs. (Denver: Far Northeast Area Plan)

HOA rules in Denver

Newer Denver communities usually have HOA or metro-district design rules; historic districts have their own design review for visible changes. We check before we order. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

Related guides:

Do I need a permit to replace my roof in Denver?

Yes. Denver requires a permit for a roof replacement, and for a repair bigger than 10% of the roof or 2 squares (200 sq ft), whichever is smaller. We pull the permit and book the city inspection. Source: Denver roofing guidelines and checklist.

How do I know if hail damaged my Denver roof?

Look for dents on gutters, downspouts and vents from the ground, then get a free photo inspection. Check the storm date for your address on our hail map.

Can a Denver roofer cover my deductible?

No. Colorado law (C.R.S. 6-22-105) bars roofers from advertising or promising to pay, waive or rebate your deductible.

How much does a new roof cost in Denver?

It depends on size, pitch, layers and materials. Get an instant online quote or see our Colorado roof cost guide.

Is Homey a public adjuster?

No. Homey is a roofing contractor. We document damage and discuss the scope of repairs with your insurer when you hire us.

Besides roofing, do you do gutters, siding, windows and paint in Denver?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Denver, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Denver cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Denver home was built in the 1970s. What should I have checked?

On a 1970s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. If the house was built before 1978, painted surfaces fall under the EPA lead-safe rule. The free inspection covers all of it, with photos.
