Local reroof code
What does Arvada require on a new roof?
From City of Arvada Building Division (2026 Roofing & Reroofing Customer Guide; 2024 IRC). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.
- A reroofing permit is required. Small repairs (up to 25% of the roofing, not over 100 sq ft per year) don't need one.
- Ice barrier (ice and water shield) is required.
- Existing spaced sheathing can stay only if gaps are 1/2" or less and the boards are sound; if most of the roof has wider gaps, it gets solid sheathing.
- Class 4 impact-resistant roofing is required (Arvada amendment Sec. 18-191).
- Design wind: 136 mph east of Highway 93, 150 mph west of it.
- Mid-roof inspection on every property once 25% of the final cover is on, plus a final inspection.
- Permits submitted after July 1, 2026 in wildfire Class 1 or 2 zones need a plan review and Class A / ember-resistant details.
- Rooftop solar should be removed by the contractor that installed it.
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

Arvada homes & our services
Arvada roofing, gutters, siding, windows and paint.
Homey handles roof replacement, roof repair and hail damage in Arvada, plus the gutters, siding, windows and exterior paint that storms hit at the same time. One local team, one photo report, one contract.
Census data puts the median Arvada home’s build year at 1979: about 26% of homes were built in 2000 or later, 21% in the 1980s–90s, and 53% before 1980 (U.S. Census ACS 2020–2024).
Homes in the Olde Town historic district may face review for exterior changes, which can affect siding, windows and paint choices.
Roof replacement & repair in Arvada
A large share of Arvada homes predate 1980, and tear-offs on older homes can turn up extra layers or tired decking. We photograph it and price it at the inspection. Our published price for a full tear-off here is $900–$1,000 per square.
Hail & insurance claims in Arvada
The NOAA hail record for Arvada is above. We document roof, gutters, screens, siding and paint on one dated CompanyCam report and meet your adjuster. Your insurer decides coverage; we never promise to cover a deductible.
Seamless gutters in Arvada
Older gutters and fascia are often due when the roof is. We set drip edge and gutters together so water can’t run behind them.
Siding repair & replacement in Arvada
Vinyl, fiber cement, engineered wood or older hardboard: hail and Colorado sun are hard on all of them. Matching discontinued profiles and flashing the roof-to-wall joints are where siding jobs go right or wrong.
Windows, screens & wraps in Arvada
Torn screens and dented aluminum wraps are common hail damage. They’re small and easy to leave off a claim, so we photograph each one.
Exterior painting in Arvada
With about 53% of Arvada homes built before 1980, lead-safe prep matters: homes built before 1978 fall under the EPA lead-safe (RRP) rule. Angel, our master painter, uses Sherwin-Williams products.

What’s being built in Arvada?
Olde Town is Arvada’s historic downtown district, with its own preservation rules. Candelas, in northwest Arvada, is a master-planned community still being built out, and the City lists active projects on its Developments Under Review map. (City of Arvada: Olde Town historic district · City of Arvada: Northwest Arvada · City of Arvada: Active Development Projects)
HOA rules in Arvada
Newer master-planned areas like Candelas have HOA design review; homes in the Olde Town historic district may face exterior-change review. We check both before ordering. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

Also serving nearby:
How often does Arvada get hail?
NOAA’s Storm Events Database lists 231 hail reports within 10 miles of Arvada from April 2016 through June 2026, on 38 separate days. 186 of those reports were 1 inch or larger. Many storms are never reported, so the real number is higher.
Did hail hit Arvada in 2026?
NOAA’s Storm Prediction Center logged 26 reports of 1″+ hail within 10 miles of Arvada between April and October 2026. The biggest was 1.75″ on Jun 8, 2026 (2 NNW Golden). A report nearby doesn’t prove your roof was hit; an inspection does.
How long do I have to report hail damage in Colorado?
It depends on your policy. Many Colorado homeowners policies say hail or wind damage must be reported within 365 days (one year) of the storm, but your policy may say something different. Read the conditions section of your own policy or ask your agent. Report as soon as you know about damage, and don’t wait for a leak.
Do I need a permit to replace my roof in Arvada?
Permits for Arvada homes go through City of Arvada, or the county if your address is outside city limits. We confirm which office covers your home and pull any required permit.
Can a roofer pay or waive my deductible?
No. Colorado law (C.R.S. 6-22-105) bars roofing contractors from paying, waiving or rebating your insurance deductible, or promising to.
How fast can you come out?
Usually within a day or two. Book online, call, or text (720) 948-5726.
Besides roofing, do you do gutters, siding, windows and paint in Arvada?
Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Arvada, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.
Can one hail claim in Arvada cover the roof, gutters and paint?
Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.
My Arvada home was built in the 1970s. What should I have checked?
On a 1970s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. If the house was built before 1978, painted surfaces fall under the EPA lead-safe rule. The free inspection covers all of it, with photos.
