Monument local guide
What should Monument homeowners know about their roofs?
How Monument grew, where it’s growing next, and what that means for the roof over your head and for solar.
How did Monument get started?
Monument’s first homesteaders arrived in 1865, and settlement picked up when the Denver & Rio Grande made it a stop in 1872. It incorporated in 1879 as Henry’s Station, after settler Henry Limbach, and was renamed three years later for Monument Creek and Monument Rock.
Along with Palmer Lake (founded by General Palmer in 1871) and Woodmoor, it forms the Tri-Lakes area. The area stayed mostly ranch land until the Air Force Academy opened next door in 1958.
Which Monument neighborhoods do you serve?
Monument mixes older homes near the historic downtown and in Woodmoor with fast-growing communities east of I-25.
What’s being built in Monument?
New building is active on the east side of I-25. Jackson Creek has several builders, including Lokal, Toll Brothers and Richmond American. Home Place Ranch, off Glen Eagle Drive, is the newest large community, with Challenger and Vantage Homes. Sanctuary Pointe, a 460-acre Classic Homes community on the western edge of the Black Forest, appears to be closing out new-home sales.
What does that mean for your roof?
Monument sits on the south slope of the Palmer Divide, the ridge between Denver and the Springs where storms often fire up first. Higher elevation also means heavier snow loads and strong UV.
Many Tri-Lakes lots sit among ponderosa pines and close to Pike National Forest. Sanctuary Pointe even advertises fire-wise forest management. For homes near trees, we recommend Class A fire-rated roof systems and clean gutters, along with impact-resistant shingles.

“She managed communication with the insurance adjuster and kept me informed about timelines/expectations. She even came back afterwards to look things over with me.”
“Alley inspected my roof for hail damage and did find a few marks on my roof. She assisted me in a timely manner to make a claim on my homeowners insurance. She made herself available to be at my home during the insurance company’s adjusters’ inspection. She provided good, easy to understand guidelines for this complicated procedure. Thanks Alley for your help!!”
Local reroof code
What does Monument require on a new roof?
From Pikes Peak Regional Building Department (PPRBD). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.
- A reroof needs a permit; repairs under 100 sq ft don't. If you hire a contractor, the contractor must pull it.
- Single-family asphalt reroof permit: $135.
- Above 7,000 ft elevation, ice barrier is required, from the eave to at least 24" inside the exterior wall line. Your elevation is on the permit receipt.
- Asphalt reroofs need one final inspection; tile roofs need a mid-roof and a final.
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

Monument homes & our services
Monument roofing, gutters, siding, windows and paint.
Homey handles roof replacement, roof repair and hail damage in Monument, plus the gutters, siding, windows and exterior paint that storms hit at the same time. One local team, one photo report, one contract.
Census data puts the median Monument home’s build year at 2006: about 76% of homes were built in 2000 or later, 13% in the 1980s–90s, and 11% before 1980 (U.S. Census ACS 2020–2024).
Parts of the Monument area sit above 7,000 ft, where Pikes Peak Regional Building requires an ice barrier on re-roofs. We check your property’s elevation on the permit.
Roof replacement & repair in Monument
Most Monument homes are newer, so many are on their original builder roof. After repeated hail, that first replacement is often a good time to step up to Class 4 shingles. Our published price for a full tear-off here is $825–$925 per square.
Hail & insurance claims in Monument
The NOAA hail record for Monument is above. We document roof, gutters, screens, siding and paint on one dated CompanyCam report and meet your adjuster. Your insurer decides coverage; we never promise to cover a deductible.
Seamless gutters in Monument
Gutters are soft metal and often dent first in a hailstorm. We set drip edge and gutters together so water can’t run behind them.
Siding repair & replacement in Monument
Vinyl, fiber cement, engineered wood or older hardboard: hail and Colorado sun are hard on all of them. Matching discontinued profiles and flashing the roof-to-wall joints are where siding jobs go right or wrong.
Windows, screens & wraps in Monument
Torn screens and dented aluminum wraps are common hail damage. They’re small and easy to leave off a claim, so we photograph each one.
Exterior painting in Monument
Angel, our master painter, uses Sherwin-Williams products, and we paint fascia, soffit and trim right after the roof and gutters so the edges are finished together.

HOA rules in Monument

How often does Monument get hail?

Besides roofing, do you do gutters, siding, windows and paint in Monument?
Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Monument, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.
Can one hail claim in Monument cover the roof, gutters and paint?
Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.
My Monument home was built in the 2000s. What should I have checked?
On a 2000s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
