Aurora local guide

What should Aurora homeowners know about their roofs?

How Aurora grew, where it’s growing next, and what that means for the roof over your head and for solar.

How did Aurora get started?

Aurora began in the 1890s as the town of Fletcher, a four-square-mile real-estate venture east of Denver by businessman Donald Fletcher. It struggled after the Silver Crash of 1893, incorporated in 1903, and voters renamed it Aurora in 1907 after one of its subdivisions. It became a city in 1928.

The military shaped modern Aurora: Fitzsimons Army Hospital (1918, now the Anschutz Medical Campus), Lowry Air Force Base (1938) and Buckley Field (1942, now Buckley Space Force Base, the city’s largest employer). Aurora was the fastest-growing city in the U.S. in the late 1970s and early 1980s and is now Colorado’s third-largest city, with 386,261 residents in 2020.

Which Aurora neighborhoods do you serve?

Aurora is built from hundreds of subdivisions, from early-1900s homes in Original Aurora to 1970s–80s boom-era streets and brand-new master plans near E-470 and DIA.

What’s being built in Aurora?

Aurora still has open land, unlike Denver. The Aurora Highlands, a 4,000-acre master plan east of E-470 near Denver International Airport, opened in 2024 and is planned for more than 32,000 residents. Painted Prairie now has ten builders selling. Just outside the city, Sky Ranch is planned for about 3,200 homes.

What does that mean for your roof?

Aurora sits east of I-25 on the plains edge, where afternoon storms often strengthen as they move east. That means frequent hail.

Roofs here split into two groups. Homes from the 1970s–80s boom are on second or third roofs. New-build neighborhoods have builder-grade shingles that may be on their first hail claim. On those, we also check that the original install was done right, since nail placement and ventilation problems show up during a claim.

Thinking about solar in Aurora? The 30% federal residential solar tax credit (Section 25D) ended for systems installed after December 31, 2025, so a 2026 install has to pencil out on its own savings. That makes the roof underneath matter more, not less. New Aurora homes often have big, simple roof planes that suit panels well. If yours is a new build, the roof is young enough that solar can go on now. Older homes should get a roof check first. Panels are typically expected to stay up for decades, and pulling them off to re-roof later costs real money. If your shingles are older or hail-worn, the cheapest time to replace them is before the panels go on. Homey Roofing does solar, so we can roof and install in one project, with one crew responsible for every hole in the roof.

Why 1 inch matters: quarter-size hail and up can bruise or crack asphalt shingles even when nothing looks wrong from the driveway. If your home was in the path of one of these storms and nobody has been on the roof, it’s worth a free look. Compare other cities →

A real Homey claim

$2,281 → $58,171

A Colorado Springs homeowner’s insurer first offered $2,281.80. Homey’s full inspection documented the roof, gutters, downspouts, exterior paint, and fence damage, and the claim was approved for $58,171.79 in repairs.

“During the inspection, they discovered hail and wind damage. Although my insurance company initially denied the claim, Allie and her team were relentless. They advocated on my behalf and successfully got the roof approved, but they didn’t stop there. Thanks to their thorough process, I also received approval for full exterior paint and gutter replacement.” Magda P. · Google review, quoted word for word

What does Aurora require on a new roof?

From City of Aurora Building Division (Form A330, rev. 1/2024). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.

  • Ice barrier underlayment: listed as required in Aurora's design criteria.
  • Replace damaged or rusted flashing.
  • Kick-out flashing at the end of every sidewall, extending at least 2" past the wall.
  • Step flashing at least 8" x 8", 2 nails per piece, lapped 2".
  • A cricket (saddle) behind any chimney wider than 30".
  • Sheathing gaps no more than 1/4", or per the shingle maker.
In plain English
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

HOA rules in Aurora

Newer Aurora subdivisions usually have HOA or metro-district design rules. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

How often does Aurora get hail?

NOAA’s Storm Events Database lists 217 hail reports within 10 miles of Aurora from April 2016 through June 2026, on 38 separate days. The biggest was 2.75-inch hail on Jun 19, 2018. Many storms are never reported.

Can you pay my deductible?

No. Colorado law (C.R.S. 6-22-105) bars roofers from paying, waiving, or rebating your deductible.

I bought a new build in Aurora. Can hail damage a brand-new roof?

Yes. Hail doesn’t care how old the roof is. If a storm came through, a free inspection tells you whether there’s damage worth filing, and we’ll also flag any original install issues.

Which parts of Aurora do you serve?

All of Aurora, including Original Aurora, Lowry, Saddle Rock, Murphy Creek, Painted Prairie and The Aurora Highlands.

Besides roofing, do you do gutters, siding, windows and paint in Aurora?

Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Aurora, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.

Can one hail claim in Aurora cover the roof, gutters and paint?

Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.

My Aurora home was built in the 1980s. What should I have checked?

On a 1980s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
