Centennial local guide
What should Centennial homeowners know about their roofs?
How Centennial grew, where it’s growing next, and what that means for the roof over your head and for solar.
How did Centennial get started?
Centennial is one of the youngest cities in Colorado and was, when it formed, the largest incorporation in U.S. history. Voters approved it on September 12, 2000 (77% in favor), and the city incorporated on February 7, 2001, from unincorporated Arapahoe County, including the former Castlewood and Southglenn areas. The name honors Colorado’s 1876 statehood, the U.S. centennial year.
The city is new, but most of its houses aren’t. Neighborhoods like Walnut Hills (built roughly 1961–1977), Homestead Farm and Homestead in the Willows (begun in 1975), Willow Creek (about 1975–1990), Southglenn (late 1970s) and Piney Creek (mostly 1980s–1990s) were built decades before the city existed.
Which Centennial neighborhoods do you serve?
Most Centennial homes date from the 1960s through the 1990s. Many of those roofs are on their second or third replacement, and some still have original skip-sheathing or decking that needs attention.
What’s being built in Centennial?
Growth here is redevelopment, not raw land. At The Streets at SouthGlenn (Arapahoe Road and University Boulevard), Alliance Residential has proposed a five-story building with about 358 homes on the former Macy’s site; the city received the formal application on April 30, 2026. The former Sears site at the south end is being marketed for residential use.
What does that mean for your roof?
With housing this age, a hail claim in Centennial is often the first real look anyone has taken at the roof in 20 years. We check decking, ventilation and flashing along with the shingles, because those are what fail on older roofs.
Many Centennial neighborhoods have HOAs or covenants that control roof color and material. Send us your guidelines and we’ll match an approved product.

A real Homey claim
A Colorado Springs homeowner’s insurer first offered $2,281.80. Homey’s full inspection documented the roof, gutters, downspouts, exterior paint, and fence damage, and the claim was approved for $58,171.79 in repairs.
“During the inspection, they discovered hail and wind damage. Although my insurance company initially denied the claim, Allie and her team were relentless. They advocated on my behalf and successfully got the roof approved, but they didn’t stop there. Thanks to their thorough process, I also received approval for full exterior paint and gutter replacement.” Magda P. · Google review, quoted word for word

“Alley inspected my roof for hail damage and did find a few marks on my roof. She assisted me in a timely manner to make a claim on my homeowners insurance. She made herself available to be at my home during the insurance company’s adjusters’ inspection. She provided good, easy to understand guidelines for this complicated procedure. Thanks Alley for your help!!”

Local reroof code
What does Centennial require on a new roof?
From City of Centennial Building Division (2021 IRC). These are the items to look for on your estimate, and what an adjuster's scope sometimes misses.
- Reroofs remove all existing layers to the deck.
- Skip decking is allowed only where gaps between boards don't exceed 1/2".
- Drip edge on all roof edges.
- Ice barrier underlayment is required on all roofs.
- Repairs over 25% of the roof require a full tear-off and reroof.
- Mid-roof inspection is required (tear-off and underlayment done, 25–75% of new material installed). Photo inspection is available with a waiver.
Code items aren't extras. If your city requires them, they belong on the scope. On a claim, they're usually paid under ordinance-or-law coverage. How code items get paid.

Centennial homes & our services
Centennial roofing, gutters, siding, windows and paint.
Homey handles roof replacement, roof repair and hail damage in Centennial, plus the gutters, siding, windows and exterior paint that storms hit at the same time. One local team, one photo report, one contract.
Census data puts the median Centennial home’s build year at 1983: about 14% of homes were built in 2000 or later, 43% in the 1980s–90s, and 43% before 1980 (U.S. Census ACS 2020–2024).
Roof replacement & repair in Centennial
A large share of Centennial homes predate 1980, and tear-offs on older homes can turn up extra layers or tired decking. We photograph it and price it at the inspection. Our published price for a full tear-off here is $900–$1,000 per square.
Hail & insurance claims in Centennial
The NOAA hail record for Centennial is above. We document roof, gutters, screens, siding and paint on one dated CompanyCam report and meet your adjuster. Your insurer decides coverage; we never promise to cover a deductible.
Seamless gutters in Centennial
Older gutters and fascia are often due when the roof is. We set drip edge and gutters together so water can’t run behind them.
Siding repair & replacement in Centennial
Vinyl, fiber cement, engineered wood or older hardboard: hail and Colorado sun are hard on all of them. Matching discontinued profiles and flashing the roof-to-wall joints are where siding jobs go right or wrong.
Windows, screens & wraps in Centennial
Torn screens and dented aluminum wraps are common hail damage. They’re small and easy to leave off a claim, so we photograph each one.
Exterior painting in Centennial
With about 43% of Centennial homes built before 1980, lead-safe prep matters: homes built before 1978 fall under the EPA lead-safe (RRP) rule. Angel, our master painter, uses Sherwin-Williams products.

HOA rules in Centennial
Many Centennial neighborhoods have HOAs that approve roof color and material. Colorado law bars an HOA from requiring wood shakes or other flammable roofing and protects fire-hardened roofing materials, though HOAs can still set reasonable look-and-color rules (C.R.S. 38-33.3-106.5).

Do you replace roofs in Centennial?
Yes. We do roof replacements, repairs, and hail insurance claims in Centennial. Book a free inspection or get an instant quote online.
Do I need a permit to replace my roof in Centennial?
Yes. The City of Centennial requires a permit for every re-roof and for any repair over 100 sq ft. A repair over 25% of the roof means a full tear-off, and a mid-roof inspection is required. We pull the permit and book the inspections. Source: City of Centennial re-roofing rules.
How often does Centennial get hail?
NOAA’s Storm Events Database lists 213 hail reports within 10 miles of Centennial from April 2016 through June 2026, on 62 separate days. The biggest was 3-inch hail on Jun 19, 2018. Many storms are never reported.
Can you pay my deductible?
No. Colorado law (C.R.S. 6-22-105) bars roofers from paying, waiving, or rebating your deductible.
How old are most roofs in Centennial?
The city incorporated in 2001, but most neighborhoods were built from the 1960s to the 1990s, so many homes are on their second or third roof. We check decking and ventilation as well as shingles.
What’s being built in Centennial?
Mostly redevelopment, such as the roughly 358-home apartment building proposed for the former Macy’s site at The Streets at SouthGlenn.
Besides roofing, do you do gutters, siding, windows and paint in Centennial?
Yes. We replace gutters, repair and replace siding, handle hail-damaged windows, screens and wraps, and do exterior painting in Centennial, usually on the same job and the same insurance claim as the roof, so one team is responsible for the whole outside.
Can one hail claim in Centennial cover the roof, gutters and paint?
Often, when the storm damaged them. Gutters, downspouts, screens, siding and paint are commonly part of a hail claim. We photograph every elevation so they’re on the record; your insurer decides what’s covered, and you pay your deductible.
My Centennial home was built in the 1980s. What should I have checked?
On a 1980s home we look closely at the roof’s age and layers, the decking, the flashing where roofs meet walls, gutter size and fascia, and any older siding or paint. Builder-grade roofs and gutters from that era are often due after a few hail seasons. The free inspection covers all of it, with photos.
