How it works
Do I need HOA approval to replace my roof?
Often, yes, even for the same color. Rules come from each HOA's covenants and design guidelines, and they change. Always confirm with your HOA before ordering materials. Below are Front Range examples taken from the HOAs' own documents. Checked Oct 22, 2026.
ARC / design review
The architectural review committee that approves exterior changes, including roofs.
Parker
The Pinery (Parker): what does the ARC require?
Approved materials list
The Pinery's standards list approved roofing, including CertainTeed Landmark IR/TL and Presidential Shake, GAF Timberline HD and Timberline ArmorShield II, Owens Corning TruDefinition Duration and Duration Storm, Malarkey Legacy Premium and Windsor, Atlas StormMaster Shake, and others. Colors must be earth tones; colors not allowed include white, black, red, blue, yellow, purple, orange and pink.
Staff approval
If the material is on the list and the color is in the pre-approved earth-tone range, you submit the material and color for confirmation and ARC staff can approve it. The ARC highly recommends Class A fire and Class 4 hail-resistant roofs.

Highlands Ranch
Highlands Ranch (HRCA): what does it require?
ARC approval for every roof replacement
HRCA's guidelines say roof replacement requires Architectural Committee approval. A sample is required if your color and material aren't already on file. The listed fee is $15.

Roof "Levels"
HRCA says roofs may be replaced with the same Level of material or upgraded to a higher Level; a lower Level won't be approved.

Parker
Stonegate Village (Parker): same shingle, no approval?
Same material and color
Stonegate's Community-Wide Standards say: "Committee approval is not required for re-roofing with the same material and color shingle as originally installed." Changing material or color needs a Modifications Committee application first. In filings with one consistent color, color changes are limited, and dark colors (black, dark grey, dark browns) are discouraged and usually not approved.

Shake to composition
Replacing a shake-style roof with composition shingles requires a minimum 50-year warranty, and listed products still need Committee approval before work starts.
Littleton
Ken-Caryl Ranch: do I need approval?
Home Improvement Request
Ken-Caryl Ranch says that if you're making changes to the exterior of your home, you need to submit a Home Improvement Request before starting work. Its guidelines come from the Architectural Committee under the Master Declaration (Art. VIII, Sec. 8.03).

Do I need HOA approval to replace my roof with the same shingle?
Often yes. Highlands Ranch (HRCA) requires Architectural Committee approval for every roof replacement. Rules vary by HOA, so confirm with yours.
What shingles does The Pinery approve?
The Pinery's standards list approved lines from Atlas, CertainTeed, GAF, IKO, Malarkey, Owens Corning, Pabco and Tamko, plus stone-coated steel, in earth-tone colors. Confirm the current list with the Pinery ARC.
Does Stonegate Village require approval for a same-color reroof?
Not if it's the same material and color shingle as originally installed, per Stonegate's Community-Wide Standards (eff. Oct 2023). Changes in material or color need Modifications Committee approval first. Confirm with PCMS.
