How do roof objections work in a Colorado home sale?

Inspection Objection Notice (NTC43)

The Colorado Real Estate Commission form a buyer uses to list unsatisfactory conditions, such as the roof, and the repair or other correction requested. The current version is mandatory for use on or after Jan 1, 2026.

In plain EnglishIt's the buyer's written "fix this or else." It has to go in by the Inspection Objection Deadline in your contract.

Inspection Resolution

If buyer and seller don't sign a written resolution by the Inspection Resolution Deadline, the contract can terminate unless the buyer withdraws the objection in writing first.

The roof

What should a roof report for a sale include?

Photos of every slope

Dated, with close-ups of what the home inspector flagged.

Repair vs. replace

A written scope and price either way, so the parties can negotiate a repair or a credit.

Hail history

Storm dates near the address. Colorado hail map.

Permit check

Whether past roof work was permitted.

Seller-side insurance claims

If the roof has hail damage, a claim belongs to the policyholder under their own policy and timelines. A claim isn't something to promise in a contract without the insurer's decision.

In plain EnglishDon't trade a claim that hasn't been approved. Get the inspection and real numbers first.

The deductible is yours

Colorado law bars roofers from advertising or promising to pay, waive or rebate any part of your deductible (SB 12-038).

In plain EnglishNo roofer can legally cover your deductible.
